Estepona kept a working old town when much of the coast did not, and it shows: a dense grid of narrow streets inland of the promenade, planted heavily with flowers and painted with murals as part of a long-running municipal programme. It remains a Spanish town that happens to have an international market attached, rather than a resort with a town centre bolted on.
The municipality runs a long way in both directions from that centre. East, towards Marbella, is the stretch known as the New Golden Mile — a lower-density corridor of resorts, beachside urbanisations and golf. West of the town the coast is quieter and more open, with development thinning as it approaches Casares. Inland, the ground rises quickly towards Sierra Bermeja, and the golf developments sit on that first rise.
Of the six areas covered here, Estepona has by some margin the largest share of new construction. That is what keeps entry prices accessible: much of what is available has never been lived in, and a good deal of it is still being finished.
It suits buyers who want to be on the coast without paying Marbella prices, and those comfortable buying off-plan or newly completed rather than resale. It is also the most realistic area on this list for a first purchase under a million euros that is still within walking distance of a beach and a town.
It suits less well anyone specifically looking for a large established villa on a mature plot. That stock exists here but it is thin, and the search is usually better served inland at Benahavís.
