Marbella is the deepest and most varied market on this stretch of coast. It runs from apartments within walking distance of the old town to substantial villas in the golf valley behind Puerto Banús, and it is the one area where almost every budget is genuinely served.

Marbella sits in the shelter of the Sierra Blanca, the mountain wall that rises immediately behind the town and gives the municipality its noticeably mild winters. The built-up coast runs for some twenty-seven kilometres, and the name covers far more than the old town: eastward towards Los Monteros and Elviria, westward along the Golden Mile to Puerto Banús, and on again to San Pedro de Alcántara.
Each of those stretches behaves like its own market. The old town is walkable and comparatively dense, built around the Plaza de los Naranjos and the surviving Moorish walls. The Golden Mile, running west towards Puerto Banús, is the historically established address and remains largely low-density villa ground. Behind Puerto Banús, the land opens into Nueva Andalucía — the golf valley — where several courses sit within a couple of kilometres of one another and where much of the villa stock is found.
The practical consequence for a buyer is that "Marbella" on its own is not a useful search. The difference between a beachside apartment east of the town and a villa in the hills above Nueva Andalucía is a different property, a different lifestyle and often a different price bracket entirely.
Marbella tends to suit buyers who want amenities within reach year-round rather than seasonally. It has the largest permanent international community on the coast, which in practice means schools, medical care, restaurants and services that stay open through the winter — not true everywhere further west.
It also suits buyers who are not yet certain what they want. Because the range of stock is so wide, it is one of the few areas where an apartment, a townhouse and a villa are all realistic within the same search, and where changing your mind mid-search does not mean starting again somewhere else.
