Sotogrande is a private residential estate at the far western edge of the province, and it behaves like its own market rather than part of the coast. Very little is available at any one time, plots are the largest covered here, and the stock skews heavily towards villas at the top of the range.

Sotogrande was laid out from the 1960s as a single planned development, and that origin still governs how it feels: low density, mature planting, wide roads and generous plots, with none of the incremental coastal building that shaped the resorts further east. It is closer to Gibraltar than to Marbella and sits apart from the main run of the Costa del Sol.
The estate is organised around its sporting institutions — a marina, polo grounds that host an established summer season, and several golf courses including Valderrama, long regarded as one of the finest in Europe. These are not amenities attached to the housing so much as the reason the place exists in the form it does.
It divides broadly into the lower Costa area near the marina and beach, the hillside of Sotogrande Alto above it, and La Reserva, the newer and more elevated quarter inland. Plots throughout are large by the standards of anywhere else on this list.
It suits buyers who value space, privacy and a settled, low-density environment, and who are drawn by the golf, sailing or polo rather than by nightlife or a promenade. It has a strong summer season and is markedly quieter out of it, which some buyers seek out and others find limiting.
It suits less well anyone wanting a wide choice or a quick purchase. The catalogue here is the smallest of the six by a considerable margin.
