4. Disclaimer on Startup Participation
Shares or equity offered in startups are not guaranteed, have no fixed value, and may involve high risk or total loss.
IntRec Homes is not a regulated financial advisor, broker, or investment firm.
The offer of startup equity is discretionary, subject to availability, and may be revoked at any time without liability.
We make no guarantees regarding the future performance of any startup and are not responsible for their actions, corporate governance, or financial outcomes.
Users must perform their own due diligence before accepting or acting upon any startup-related opportunity.
5. Relationship with Startups and Commissions
IntRec Homes collaborates with selected startups by offering equity incentives to qualified real estate investors as part of our unique service model.
We act solely as facilitators and marketing partners for these startups. We do not provide investment advice or manage their operations, governance, or financial performance.
Startups may pay IntRec Homes a commission or marketing fee for client introductions and equity facilitation. This commission is independent of any fees or payments from investors or buyers.
IntRec Homes does not guarantee the startups’ success, valuation, share liquidity, or dividend payments.
We reserve the right to modify or terminate relationships with any startup at our sole discretion and without prior notice.
We are not responsible for any losses or damages incurred by investors in relation to startup investments or equity ownership.
Investors acknowledge that startup participation is voluntary, high-risk, and subject to each startup’s own legal and structural terms.
6. No Guarantee of Investment Performance or Property Appreciation
Real estate investments involve market risks, and we do not guarantee:
Property appreciation
Rental yields
Future liquidity
Tax treatment (in Spain or your country of residence)
You are responsible for consulting your own legal, financial, and tax advisors.
7. Indemnification
You agree to indemnify, defend, and hold harmless IntRec Homes, its parent company, partners, employees, contractors, and affiliates from any claim, liability, loss, or expense (including legal fees) arising from:
Your use or misuse of our services
Your participation in any real estate transaction
Your acceptance or use of startup equity
Any violation of applicable law or third-party rights
8. Right to Refuse or Terminate Services
We reserve the right to refuse or terminate service or engagement with any user, investor, startup, or seller at our sole discretion and without obligation to justify or compensate, including but not limited to:
Suspected fraud or misrepresentation
Non-compliance with laws or internal policies
Inappropriate or abusive behavior
9. Limitation of Liability
To the maximum extent permitted by law, IntRec Homes shall not be liable for:
Losses related to real estate investments or startup equity
Errors in third-party data (including property information or legal status)
Delays in transaction timelines
Technical failures or system errors
Indirect, incidental, punitive, or consequential damages
Our maximum liability under any circumstances shall not exceed €100.
10. User Responsibilities
By using our services, you confirm that:
You are over 18 years old and legally capable of entering into agreements.
The information you provide is accurate and up to date.
You will not use our services for illegal purposes, money laundering, or fraud.
You assume responsibility for all decisions and transactions you undertake.
11. Intellectual Property
All content, logos, graphics, and proprietary tools of IntRec Homes remain the exclusive property of IntRec AI Group. You may not reproduce, copy, or exploit our content without written consent.
12. Governing Law and Jurisdiction
These Terms are governed by the laws of Spain, and any disputes shall be subject to the exclusive jurisdiction of the courts of Málaga.
