Benahavís is the villa market of the western coast. The village itself is small and inland, but the municipality wraps around a series of large gated estates, and the stock reflects that: bigger plots, bigger houses and the highest median price of the areas covered here.

The village sits in a gorge cut by the Guadalmina river, in the hills behind the coastal strip between Marbella and Estepona. It is small and genuinely old, and has built a reputation over the years for the number of restaurants concentrated in its few streets — unusual for a settlement of its size and the reason a lot of coastal residents drive inland for an evening.
The village is not really where the market is, though. Benahavís as a municipality extends across a large area of hillside, and most of what comes to market sits inside gated estates spread across it: La Quinta, Los Flamingos, El Madroñal, Monte Mayor, El Paraíso and, at the top of the range, La Zagaleta. These are self-contained, low-density and often behind a manned gate, with golf and country-club facilities attached.
Because the ground rises steeply, elevation and orientation matter more here than anywhere else on this list. Two plots a few hundred metres apart can differ completely in what they see, how much sun they get in winter, and how exposed they are.
It suits buyers who want space, privacy and a plot, and who are content to drive for a beach and a supermarket. Families and long-stay owners tend to weigh it more highly than holiday buyers, since the appeal is the house and the setting rather than stepping straight onto a promenade.
It suits less well anyone who wants to walk to a town, or who is buying primarily for short-term rental — the coastal strips generally do better on that.

A large golf community on the slopes above San Pedro, with the widest spread of property types in the municipality — apartments through to substantial villas.
High on the hillside with long sea views, and consistently among the more expensive addresses here.
A gated golf resort on the Estepona side, built around its courses and hotel, with villas and apartment blocks in the same enclave.
A long-established gated estate inland, cork oak woodland and very large plots. Older houses here often sit on land that would be hard to replicate now.
Lower down towards the coast and less steep than the estates above it, mixing established villas with newer development.
